About The Project
Brandon Charnas identified 670 Broadway—the historic former Brooks Brothers flagship from 1873—as an off-market acquisition opportunity, despite the owner’s lofty pricing expectations and the building sitting completely vacant but full of potential.
Strategy
Leveraging his institutional and retail relationships, Brandon set out to pair the right buyer with the right long-term tenant. He targeted the Paramount Group, who were actively seeking a boutique asset for their portfolio, and negotiated a 15-year, 29,000 SF lease with Equinox to anchor the 65,000 SF building and catalyze its repositioning.
Outcome
Equinox opened a flagship gym in the redeveloped space, and Brandon successfully leased the balance of the building—transforming 670 Broadway into what is now ZERO BOND, a fully activated premier asset in the heart of NoHo.
